Compared to the west side of San Francisco, Pacifica still offers meaningfully more home for the money, often a detached house with a yard, and sometimes an ocean view, at a price that would buy a condo in the city. That gap has been narrowing every year I’ve worked this market.
People come for the price. They stay because the ocean gets into their routine.
The trade-offs are real: fog in summer, one highway in and out, and micro-markets that vary street by street. This is a market where hyper-local knowledge pays for itself. The same floor plan can differ by hundreds of thousands of dollars depending on sun exposure and slide-zone maps.
